Grant check
Your wall grant and what's left to pay
Three taps: the wall job, your home, and which rate fits you. The answer is SEAI's fixed grant and its own median cost for the job.
Your SEAI wall insulation grant
€1,300
- SEAI median cost, Jan to Jun 2026
- €1,585
- Left to pay at the median
- €285
SEAI's fixed cavity wall grant for a semi-d or end of terrace at the standard rate is €1,300 (Citizens Information and SEAI, 2 November 2026). SEAI's median cost for that job on a semi-d or end of terrace, January to June 2026, was €1,585. €1,585 less €1,300 leaves about €285. Our sum; your quote can be higher or lower.
Send this for a real priceHow this is worked out
The grant is SEAI's fixed amount for that wall job and home type, as SEAI's wall insulation page and Citizens Information (Citizens Information, updated 22 October 2026) list it. The higher rate applies to cavity walls only. The median cost is SEAI's own figure from grant-funded jobs completed between January and June 2026 (SEAI median costs); the PDF doesn't say whether VAT is in. Left to pay is the median less the grant, our sum. The home must have been built and lived in before 2011, every external wall must be done, the contractor must be on SEAI's register, and SEAI must approve the grant before work starts. It's an estimate, never a quote.

| Home type | Cavity wall | Cavity, higher rate* | Internal (dry lining) | External (wrap) |
|---|---|---|---|---|
| Detached house | €1,800 | €2,300 | €4,500 | €8,000 |

| Mid-terrace | €850 | €1,100 | €2,000 | €3,500 |
| Apartment | €700 | €900 | €1,500 | €3,000 |
* Homeowners on certain welfare payments, and landlords with a tenant on HAP or RAS. There is no higher rate for internal or external insulation, and no first-time buyer rate for walls. Sources: SEAI, Citizens Information (page updated 22 October 2026) and SEAI median costs.
Who gets the higher rate
The higher cavity grant
Citizens Information lists the higher cavity rate for:
- Homeowners getting Fuel Allowance, Working Family Payment, Domiciliary Care Allowance, One-Parent Family Payment, or Carer's Allowance (if you live with the person you care for).
- Jobseeker's Allowance or Disability Allowance, if paid for over 6 months and there's a child under 7.
- Landlords renting to a tenant on HAP or RAS, with evidence of the tenancy.
The same payments open the free Warmer Homes Scheme, which can do the walls at no cost but has a long wait. First-time buyers get a higher attic grant, not a higher wall grant.

Why you may see a lower cavity figure
| Home type | Older figure | Now | Change |

| Detached house | €1,700 | €1,800 | +€100 |
| Semi-D or end of terrace | €1,200 | €1,300 | +€100 |

| Apartment | €700 | €700 | +€0 |
On 2 November 2026 SEAI's general insulation grants page still listed the older cavity amounts (seai.ie). SEAI's own wall insulation page says the cavity amounts went up on 3 February, and that open applications get the increase automatically. Its 2026 median costs table (SEAI median costs) and Citizens Information both show the new figures. The internal and external amounts are the same on every page. SEAI confirms your exact grant in the offer it sends before work starts.

The rules
What every wall grant needs
- The home was built and lived in before 2011: SEAI goes by the date the electricity meter was installed (seai.ie). It needs an 11-digit MPRN.
- Every external wall is insulated. SEAI does not grant part of a house.
- One wall grant per home. A property that already had wall insulation through any government scheme can't get more for walls (seai.ie).
- The contractor is on SEAI's register for that type of work, and SEAI approves the grant before materials are bought or work starts (Citizens Information).
- A BER assessor rates the home after the work; SEAI adds €50 towards that BER.
- If the work changes more than 25% of the home's outer surface, Building Regulations want the home to reach a B2 BER, or to have compliant heating and attic insulation (SEAI).
