Wall insulation grants: up to €8,000

SEAI pays a fixed grant for one of three wall jobs. For a semi-D it's €1,300 to fill a cavity, €3,500 to insulate the walls on the inside (dry lining) and €6,000 to wrap them on the outside. A detached house gets up to €8,000 (SEAI).

The three wall insulation jobs SEAI grants, seen from above Three walls in section, outside on the left and the room on the right. Cavity wall: two leaves of block with the gap between them filled with insulation pumped in through drilled holes. Internal insulation, or dry lining: a solid wall with insulation board, a vapour control layer and plasterboard fixed to the inside face, so the room gets a little smaller. External insulation, or the wrap: a solid wall with insulation slabs fixed to the outside, covered with mesh and render, so nothing changes inside. Seen from above. Our drawing, not to scale. SEAI's fixed internal (dry lining) grant for a semi-d or end of terrace at the standard rate is €3,500 (Citizens Information and SEAI, 2 November 2026). SEAI's median cost for that job on a semi-d or end of terrace, January to June 2026, was €9,843. €9,843 less €3,500 leaves about €6,343. Our sum; your quote can be higher or lower.

How this is worked out

The grant is SEAI's fixed amount for that wall job and home type, as SEAI's wall insulation page and Citizens Information (Citizens Information, updated 22 October 2026) list it. The higher rate applies to cavity walls only. The median cost is SEAI's own figure from grant-funded jobs completed between January and June 2026 (SEAI median costs); the PDF doesn't say whether VAT is in. Left to pay is the median less the grant, our sum. The home must have been built and lived in before 2011, every external wall must be done, the contractor must be on SEAI's register, and SEAI must approve the grant before work starts. It's an estimate, never a quote.

Each grant is a fixed amount, not a share of your price. SEAI approves it before the work and pays it after, once the contractor's paperwork and a new BER are in. On 2 November 2026 one older SEAI page still showed the cavity grant before its February increase (€1,700 for a detached house, seai.ie); the current amounts are above. The 2026 amounts page has the dates.

The cavity grant covers most of a typical cavity job. Internal and external insulation are bigger jobs, and the grant covers about a third to a half. The cost guide has what moves the price.

  • Cavity wall, empty: the cavity grant. It's the lowest-cost job of the three by far. cavitywallinsulation.ie covers it in detail.
  • Solid or hollow block: internal or external. External costs more and gets the bigger grant; internal keeps the outside as it is but takes some room space. Internal vs external compares them.
  • Not sure: your BER certificate's advisory report names the wall type, or the contractor checks when they call. Which wall insulation?

The rules

What every wall grant needs

  • The home was built and lived in before 2011: SEAI goes by the date the electricity meter was installed (seai.ie). It needs an 11-digit MPRN.
  • Every external wall is insulated. SEAI does not grant part of a house.
  • One wall grant per home. A property that already had wall insulation through any government scheme can't get more for walls (seai.ie).
  • The contractor is on SEAI's register for that type of work, and SEAI approves the grant before materials are bought or work starts (Citizens Information).
  • A BER assessor rates the home after the work; SEAI adds €50 towards that BER.
  • If the work changes more than 25% of the home's outer surface, Building Regulations want the home to reach a B2 BER, or to have compliant heating and attic insulation (SEAI).

How to apply has the steps and the deadlines.

FAQ

Questions people ask

How much is the SEAI wall insulation grant?

It depends on the job and the home. For a semi-D: €1,300 for cavity wall insulation, €3,500 for internal (dry lining) and €6,000 for external. For a detached house: €1,800, €4,500 and €8,000 (SEAI).

Is there a higher wall insulation grant?

Only for cavity walls: up to €2,300 for a detached house, for homeowners on certain welfare payments and landlords with a HAP or RAS tenant (Citizens Information). Internal and external insulation have one rate.

How much does wall insulation cost after the grant?

At SEAI's median costs for January to June 2026, a semi-D is left with about €285 for cavity, €6,343 for internal and €17,219 for external insulation (SEAI median costs). See the cost guide.

Which wall insulation grant can I get?

The one that fits how your walls are built. A cavity wall that's empty gets the cavity grant. A solid or hollow block wall needs internal or external insulation, and you choose which. See which wall insulation.

Can I get the grant for one room or one wall?

No. SEAI says all external walls must be fully insulated; partial insulation isn't eligible. See one room or one wall.

Are you SEAI?

No. Wall Insulation Grants is an introduction service run by Bartlomiej Standa, trading as Elevate Ireland. We pass your request to one SEAI-registered insulation contractor who covers your area. SEAI decides every grant. wallinsulationgrants.ie is not SEAI or a government body and does not award grants.
